The Professional fees we charge for residential conveyancing matters will vary based on the following factors:

  • Complexity
  • Urgency/timescale

Search fees vary from depending upon the location of the property. Her Majesty's Land Registry (HMLR) fees vary dependant on the value of the property. See here for more information on Land Registry fees.

This depends on the purchase price of your property and whether or not you are a First Time Buyer or you already own a property that will not be sold before completing the purchase of the further property. You can calculate the amount you will need to pay by using HMRC's website or if the property is located in Wales by using the Welsh Revenue Authority’s website.

Timescales

The time it takes from your offer being accepted until you can move into the property will depend on a number of factors. The average time the process takes between 6-12 weeks.

There can be large fluctuation in time scale depending on the parties in the conveyancing chain. There is a greater chance of matters moving quickly in a situation where the property being purchased is a new build and is constructed or is already vacant and in such a situation it is common for a matter to complete after around 6 weeks. However, a transaction which becomes involved in a conveyancing chain can take a significant longer time as you will always be dependent on the progress of others with their transaction.

Steps to Completion

Once your purchase has been agreed you will need to make contact with the person at GS Solicitors who is acting for you. They will send you details of our Terms of Business confirming the professional charges that we have agreed together with all disbursements that may be incurred. GS Solicitors prides itself on being transparent and having no hidden charges. You will be asked to complete and return to us a Client Information Next Steps form and provide further information regarding your finance proof of funds and identification.

On some sale transactions it will be necessary to obtain further documents from the land registry to satisfy a Buyers Conveyancer, such further document usually cost £3.00 each.

They will send you details of our Terms of Business confirming our professional charges which we have agreed together with all disbursements that may be incurred. You will be sent a Next Steps Form and a Fittings and Contents Form and a Property Information Form to complete asking for information about the property you are selling. There may be additional forms where a property is Leasehold.
